Abstract Construction supply chains have a high level of specialism and involve loosely-coupled and relatively self-contained subsystems. Value is always co-created in networks of relationships. Effective relationships between those representing their respective organisations in the project are necessary for effective integration and healthy interdependencies to grow and be maintained. Relationships in construction supply chains have been featured as transactional and do not always generate effective working. Collaboration has been repeatedly proposed to counteract these trends and trust has been identified as a key success indicator. Yet less research interest has been in trust dynamically co-created through service interactions and levering value for those involved. This thesis aims to demonstrate the dynamic value of trust in construction supply chains, in particular relationships between main contractors and second-tier subcontractors, an under-researched area by supply chain and project management bodies of knowledge (BoKs). Taking the perspective of structuration theory and service- dominant logic (S-DL), this process-based research focuses on supply chain relationships in service ecosystems. Seventy-one semi-structured interviews were conducted at the preconstruction, then execution and finally completion stage of three construction projects. The findings reveal that trust development is both an intended and unintended process and involves various types of interaction. It is found that the interplay between different types of interactions can form the trust phenomenon in which the value of trust unfolds. Trust helps increase service value by improving the service experiences of those involved; the better service enables higher performance levels. The study also demonstrates the conditions for trust in terms of structures of service ecosystems and time. This study contributes to knowledge in that it 1) theoretically and empirically demonstrates the value of trust and relationship in construction project management and supply chain disciplines, 2) advances the relational approach in both disciplines and 3) links trust and relational concepts with S-DL.

(Uncorrected OCR) Abstract of thesis entitled Trust Relations in the Construction Industry Submitted by Lau Hat Lan For the degree of Doctor of Philosophy At the University of Hong Kong In August 2005 Trust relations are considered a common phenomenon that fulfils internal corporate, business and operational goals as well as external, strategic goals related to geographical expansion. Whether trust appears as a norm or an attitude, it is derived from values on which trust relations are based. Stakeholders representing different individual and organisational interests, needs, expectations, risks and constraints working together in a project environment makes the study of the multifaceted nature of trust complex. This research develops a conceptual framework of trust relations that links the relationship concept and trust to explain trust relations. The theoretical framework adopts a value-based perspective of trust that recognises its moral, social and work dimensions. Trust relations are based on shared values and have a long-term impact on relationships. Trusting behaviour can be observed in situational factors related to the contract, communication, relations with others and conflict. Trust relations based on four different types of trust - namely, contractual trust, knowledge-based trust, goodwill and generalised trust - can be built at the interpersonal and inter-firm levels. This thesis explains trust relations in the construction industry in respect of project management, teamwork, strategy formulation and partnering to highlight their importance. A sample of partnering and non-partnering projects is chosen as case studies. Although trust is emphasised in partnering projects, there is no evidence that trust at either the interpersonal or inter-firm level is higher in partnering projects. A control mechanism for information exchange and timely responses are approaches that help to strike a balance between trust and control in a conflict-prone working environmen.

Low levels of productivity and recent evolutions in technology and practices are pushing the construction industry to collaborate on a higher level. A key component of effective collaboration is trust. Research also suggests that increased trust levels can lead to improved productivity in team performance. Trust appears to be valued by industry practitioners at the executive level but it also appears that active management of trust is minimal. With Design Science Research methodology as a framework, this project uses a mixed methods approach to develop and test a tool designed to assist in the management of trust levels between construction project participants. This project lays the groundwork for additional research into trust-building in construction by testing whether or not trust can be actively built and managed by rigorous analysis of current and upcoming relationships. In addition to supporting data from case studies, this was accomplished by introducing specific trust-building techniques into student group interactions and comparing changes in interpersonal trust levels to a control group of students. Results from the case studies and student experiment show some support for the idea that interpersonal trust levels, as perceived by the person making the attempts to build trust within the group, can be increased through use of a tool such as the one developed. The book collects the latest research on both contractual andconceptual collaborative practices in construction. Construction projects are increasingly run in ways thatundermine the traditional boundary of the firm and sometimes alsothe definition of the project coalition. This poses challenges forconstruction firms whose clients demand ever increasing performanceimprovements as well as those firms who want to improve theirstrategies for greater collaboration to give themselves competitiveadvantage. The editors identify three main themes: collaborativerelationships, operating both in frameworks and within networks ofcontacts, e.g. relational contracting in partnering, supply chainmanagement and other procurement-driven initiatives. The second theme is frameworks, both contractual frameworksbinding parties together over a series of contracts, and conceptualframeworks used to develop future performance improvement arisingfrom the proactive strategies of firms. The third theme is the network of relationships that supportsindividuals and firms within the project coalition in deliveringservices and adding value to improve performance. These networksdefine the investment and incentives supporting the inter-firm andintra-firm relationships, as well as the formal contractualconditions through which such incentives flow. Networks ofinformation exchange define the structure of the activity and helppredict organisational configurations for successful projectoutcomes.
